For buildings under construction, the energy efficiency part of the approved design is required (example 2).

Housing loan applications can be submitted by Bulgarian nationals (individuals holding a permanent residence certificate) who have a regular income, and a clean tax bill and credit history.

The approved amount of your loan will depend on your income, the self-financed share of the property purchase transaction and the costs you will incur to acquire the desired property. Our advice is to consider your home purchase budget and to set a monthly repayment amount that is comfortably affordable and will not cause an excessive burden to your household.

Our standard policy is to finance 80% of the property price. It is therefore recommended that you are able to self-finance 20% of the transaction amount.

We do finance properties that are still under construction upon terms that are identical to those described above. With this type of transactions it is, however, important that the payment stages of the construction and the loan disbursement stages are time matched. Our experts have a wealth of experience and will be able to offer the best solution.

We only require that your property is insured. Life insurance is not included in the price of the loan.
